ACCESS STATEMENT

• Kirkby Stephen railway station is approximately 3 miles away. This is the Settle – Carlisle route and we are happy to collect guests from the station and drop them back there after their stay
• There is a bus service from Kendal to Ravenstonedale and also one from Sedbergh to Ravenstonedale – the stop is about 3 – 5 minutes walk from Coldbeck House
• Coldbeck House is located just off the A685 Tebay – Brough road, just opposite the King’s Head pub
• There is car parking for 6 cars at the side of the property just steps away from the entrance door. The drive is gravelled. There is no garaging but we have a shed which can be locked for storing bicycles. There is also hard standing for motorbikes
• The house is approached from the gravelled drive on the level to the main entrance. The whole car parking area and entrance door is well lit from dusk until midnight. There are also sensor lights at the gateway and up the drive
• The house is on two levels, ground floor and first floor – although one of the double rooms is located up 4 stairs from the half landing 7 stairs up from the ground floor
• This double room is rather like a suite. It has its own entrance door with a short ‘corridor’ to the spacious bedroom. There is a square bay window and central lighting as well as bedside lighting. The spacious bathroom is set off to the right of the corridor (all on one level) and has a tiled floor (with underfloor heating) and a loo, basin and bath with shower over and shower screen. There is a non-slip mat for the bath and a grab rail.
• The ground floor is level throughout with wooden flooring at the entrance, carpeting through the guest sitting room with occasional rugs and wooden flooring in the dining room
• The staircase is 1 metre wide with a strong balastrade and shallow carpeted stairs – so 2 people can walk up side by side (if anyone needs some extra support)
• The 2nd double and the twin room are located off the square landing with handrail on the left hand side. The landing is well lit and uncluttered
• The twin room is spacious, well lit and has an en-suite bathroom with loo, wash basin and bath with shower over. There is a non-slip mat and grab rail. The flooring is vinyl
• The double room on this level is very spacious and well lit. The en suite bathroom is large with loo, wash basin, roll top bath and separate shower unit. There is a non-slip mat. The floor is tiled with underfloor heating
• All the bedrooms have fully fitted carpets. Each bedroom has its own door key and also a key for the entrance door
• We have a list of out of hours telephone numbers for emergencies and would offer assistance during the night should an emergency occur
• Everywhere is well lit and there is emergency lighting and signage throughout. There is also fire protection and signage throughout the house
• There are kettles, hot water bottles, mini-fridges, DVD players, radios and televisions in each room
• ‘Waitress’ service for afternoon tea and breakfast is standard
• Menus can be provided in large print
• Mobile phone reception is poor in the vicinity of the house and garden apart from Orange. Our landline would be offered for emergency use
• Assistance will be willingly given if requested if it is without our capability. Assistance with luggage is also offered
